80% of Lekki buildings have no approval, says LASG

Dr. Oluyinka Olumide, the Lagos State Commissioner for Physical Planning and Urban Development, revealed in a recent interview that 80% of the buildings in Ibeju Lekki lack official approval. During an inspection last week in the Ibeju Lekki and Epe areas, Olumide and his team observed numerous estates that were unapproved. He explained that the region, primarily zoned for agricultural use, has seen unauthorized development due to misinformation about land use among local families selling their properties.

Olumide emphasized the importance of understanding the zoning regulations through planning information and acquiring the necessary permits, such as fence and layout permits, which are crucial steps often overlooked by developers.

Similarly, Jide Odusolu, CEO of Octo5 Holdings, pointed out that the masterplan for Lekki Peninsula, initially established under former governors Bola Tinubu and later updated under Babatunde Fashola, has been distorted due to rapid development post-2010. He noted that while large estates developed between 2000 and 2008 followed approved plans, newer developments have often bypassed these regulations, leading to uncoordinated growth and significant infrastructure challenges.
 
Odusolu criticized the government's approach to planning and titling as primarily revenue-driven, which discourages compliance and contributes to the region's developmental chaos.
Femi Oyedele, Managing Director of Fame at Oyster & Co. Nigeria, added that most existing estates lack coordinated layout plans necessary for a well-planned urban environment. He highlighted the need for demolition of certain areas along key arterial roads to make way for better infrastructure, similar to urban restoration projects in other major cities.
